Listing Preparation
- Schedule Stager
- Schedule Photos
- Coordinate sign and lockbox installation
- Perform compliance review to ensure all Broker-required documents are submitted and complete
- Follow up on missing items
- Enter transaction into Brokerage software
- Send an intro email to your Seller explaining my role and what to expect
- Review and select photos
- Input the listing in the MLS including photos, description, showing instructions, documents
- Notify you to review and approve
- Move status to Active on approved date
- Enter showing information into BrokerBay or ShowingTime
- Update the Seller once the listing is live
Contract to Close
- Perform compliance review to ensure Contract and all other Broker-required documents are submitted and complete
- Follow up on missing items
- Enter transaction into Brokerage software
- Send an intro email to your client explaining my role and what to expect
- Send intro emails to other transaction parties (Title, Lender, Other Agent) with copy of executed Contract
- Act as liaison to all parties on your behalf throughout the transaction
- Monitor timely delivery and receipt of Option Fee and Earnest Money
- Monitor key/contingency dates (Option, Financing, delivery of HOA documents)
- Send follow up emails with "next steps" to your client as transaction milestones are reached
- Update MLS status as transaction progresses if you represent the Seller
- Ensure all contract amendments are delivered timely to Title and Lender
- Check in with Lender weekly for status of appraisal, conditional and final loan approval, delivery of initial CD
- Review title work and HOA documents, notify you of any concerns
- Schedule closing time with Title
- Assist your Buyer with home warranty selection
- Collect and review repair receipts (when applicable)
- Ensure CDA is delivered to Title
- Review final CD against the contract and all amendments
- Notify all parties of close and fund/update client address in your/Brokerage software.
